In order to maintain the environmental integrity of the land strict covenants are in place, as follows:
The covenants on your deed states that no Parcel can be further sub-divided. In addition, the covenants state that only three structures can be erected on each Parcel: one house greater than 1,000 sq. feet, another house that must be less than 1,000 sq. feet and a small shed. You are permitted to rent your houses, but no other commercial activity is allowed. No further sub-division and restriction on building means low population density, further supporting a desire for privacy.
Another unique covenant is the one that requests that you leave a 20’ barrier of trees around your Parcel, under brushing is allowed. The tree barrier has been designed for your privacy and to keep trees for the bird’s, butterflies, and other forest creatures. The tree barrier breaks only for your 15’ driveway.
Parcel C-6 comes with its very own deeded dock slip. Most developments only provide “dock access” while Jack's Jungle offers privately owned dock slips included in your purchase price. The value of these dock slips should not be over-looked.
